Most of a good paint job is what happens before the paint.
A fresh coat of paint is one of the cheapest ways to change how a home feels, and one of the easiest to get wrong. Paint goes on in an afternoon. What decides whether it still looks good in three years is the prep: washing, scraping, sanding, patching, caulking and priming. Ben does that part properly, on every job, because skipping it is how paint ends up peeling.
He paints single rooms, accent walls, whole apartments and the outside of houses and small commercial spaces. Furniture and floors are covered, trim is cut in by hand, and the edges are left sharp. In Hallandale Beach, the exterior work has to deal with strong sun, salt air, humidity and mildew, so the surface is cleaned and primed before color goes on.
Many jobs start with a repair. Cracks, holes and failed corners are fixed first, and our drywall repair work and painting are often done as one visit. If a ceiling is part of the plan, take a look at popcorn ceiling removal too.
Signs it is time to repaint
- Peeling, flaking or bubbling paintPaint that is lifting has lost its grip, usually from moisture or poor prep the last time. It has to be scraped back to a sound edge, not painted over.
- Chalky or faded exteriorRub your hand across a sunny wall. If color comes off on your palm, the paint has broken down. Stucco in full sun does this first.
- Dark spots and streaksMildew is common in South Florida humidity. It needs to be cleaned off before painting or it comes right back through the new coat.
- Hairline cracks in stucco or around windowsSmall cracks let water in. They should be sealed and the wall repainted before the water finds a way behind the surface.
- Scuffed, stained or yellowed wallsHallways, kitchens and kids' rooms wear out first. A washed and repainted wall can look like a different room.
- Getting ready to rent, sell or move inNeutral, clean paint helps a place show well. It is also the easiest time to paint, with the rooms empty.
How Ben runs a paint job
Walk through and quote
Ben looks at the surfaces, talks through colors and finish, and gives you a free estimate. You know the number before any tape goes up.
Protect everything
Floors, furniture and fixtures are covered and masked. For spray work, whole rooms get sealed with plastic so overspray stays where it belongs.
Prep the surface
Wash, scrape, sand, patch and caulk. Bare spots and repairs are primed so the color goes on evenly and holds.
Cut in and roll
Edges and trim are cut in by hand with a steady line, then walls and ceilings are rolled. Two coats where the surface needs them.
Check in daylight
Paint looks different at 9 a.m. than at 4 p.m. Ben checks the work in natural light and touches up anything you point out.
Clean up and walk through
Masking comes off, drop cloths go out, and Ben walks the finished work with you before he leaves.
What to expect
A single room is usually a short job. A whole apartment or the outside of a house takes longer, and the schedule depends on the prep and how much repair is needed. Ben gives you the timeline with the estimate. Exterior work also depends on the weather, and Florida rain does not care about your schedule.
Pick colors before the day, if you can. Ben can help with color consultation and matching an existing color so a touch-up or an extra wall blends in. Painting cabinets and furniture is also on the list, and those take extra drying time between coats.
If you live in a condo or an HOA community, check the rules on work hours and exterior colors before you book, and mention them when you call so the schedule fits. Call (954) 282-1244 or text a few photos to get started.

Painting Services questions, answered.
How much does painting cost in Hallandale Beach?
It depends on the size of the space, the condition of the surfaces, how much prep is needed and the type of paint. Ben gives a free, upfront estimate after seeing the job, so you know the number before he starts.
Do you paint interior and exterior?
Both. Interior walls, ceilings and trim, and exterior siding, stucco and fences. Exterior jobs get washed and primed first because of the sun, salt air and humidity here.
Can you paint kitchen cabinets and furniture?
Yes. Cabinets and furniture can be repainted. They need careful prep and drying time between coats, so ask for a schedule when you get your estimate.
Do you protect my floors and furniture?
Yes. Floors and furniture are covered and edges are masked. If a room is packed or has fragile items, tell Ben when you call so the work can be planned around them.
Can you match a color I already have?
Yes. Ben offers color consultation and matching, which helps for touch-ups, accent walls and rooms where only part of a wall was repaired.
